<p>The Lotte Super Tower 123, so named because it will have 123 stories, will be built over a transportation hub near the Han River in the Jamsil shopping and entertainment section of Seoul, South Korea. The light-toned glass and metal-accented structure blends a modern aesthetic with historic Korean art forms such as ceramics, porcelain, and calligraphy. “The tower’s uninterrupted curvature and gentle tapered form is reflective of Korean artistry,” said KPF design principal James von Klemperer, FAIA. “The seam that runs from top to bottom of the structure gestures toward the old city center.&#8221;</p>
<p>The 1,831-foot-tall building, designed to achieve LEED Silver, will house the corporate headquarters for the Lotte Group, a 66-year-old, $50 billion a year Korean business conglomerate. In addition, the high-rise will serve as a mixed-use vertical community with five distinct zones: retail, office, residential, hotel, and observation. Construction is scheduled to finish in 2014. If completed as planned, it will be the world’s second tallest building behind Adrian Smith’s 2,684-foot-tall Burj Dubai in Dubai, United Arab Emirates.</p>
<p>KPF is managing to stay busy during the recession with several large-scale commissions in South Korea. The New York-based practice developed the master plan for the Songdo International Business District, located on 1,500 acres of reclaimed land along Incheon’s waterfront, 40 miles west of Seoul. The $35 billion, 65,000-resident complex calls for offices, homes, shops, schools, and hotels—some of which KPF is designing. The firm’s 100-acre Songdo Central Park opened in August after three years of construction, and the 100-million-square-foot financial district developed by Gale International and Posco E&amp;C, is expected to finish in 2015.</p>

<p>“The Korean construction industry has built supertall buildings around the world—most notably Burj Dubai,” which was built by Samsung Corporation,<strong> </strong>says Mustafa Abadan, AIA, SOM’s design partner in charge. “This building has become an important symbol for them in terms of bringing that expertise to bear at home.”</p>
<p>The 725,000-square-foot skyscraper—a concrete structure clad in glass and aluminum—appears to swell slightly as it rises, evoking traditional Korean pottery that is slender at the base and flared at the top. Snaking façade details, to be made of either extruded aluminum or stainless steel, soften the building’s corners, which Abadan says breaks up wind forces on the structure while also creating different shading conditions.</p>
<p>The tower is topped by a crown that  extends beyond the inhabitable floors, which is<strong> </strong>meant to accentuate the building’s height, capture light, and help power an array of wind turbines. With a host of other energy-producing and energy-saving features, such as natural ventilation from a powerful stack effect, photovoltaic panels that double as shading elements, and radiant cooling through beams, SOM estimates it will be able to reduce the building’s energy use by up to 65 percent, compared to more conventional towers.</p>
<p>The 133-story skyscraper will offer retail spaces, offices, a hotel, residential units, and an observation deck; it will be the centerpiece of a new business district for media companies. It is one of several new towers planned for Seoul, including the <a rel="nofollow" href="http://www.tallest-building-in-the-world.com/goto/Lotte_Super_Tower_123/132/1" target="_blank">Lotte  Super Tower 123</a> by Kohn Pedersen Fox Associates, and a Daniel  Libeskind-desigend tower in the Yongsan International Business District.</p>

<p>Designed by Skidmore, Owings and Merill, the tower is being built in Kuwait City by Turner Construction with Ahmadiah Contracting and Trading Company and will be the world&#8217;s largest sculpted tower once completed.</p>
<p>The supertall will become boring office space when it officially opens at the end of 2010, but it will also feature some cinemas and an IMAX screen.</p>
<p>Topping out is expected later this year.</p>

<p>The 50-storey building will be situated in the south-west of the city at the Porte de Versailles.</p>
<p>It has been nicknamed the ‘Delanoë tower’ after the city’s socialist mayor Bertrand Delanoë, who won the fight to bring high-rises back to Paris after convincing the city council in July to make exceptions to the 30-year-old ban.</p>
<p>The ban prohibits buildings of above 37m-high and was inspired by the 210 Tour Montparnasse.</p>

			<content:encoded><![CDATA[<p></p><p>Today New York developers Izak Senbahar and Simon Elias unveiled the design of 56 Leonard Street, a 57-story condominium tower that is now under construction in Manhattan’s Tribeca Historic District. It will be the first skyscraper realized by Switzerland–based Herzog de Meuron.</p>
<p>Constructed by rotating structural slabs from axis and comprising cantilevers, protruding balconies, and profiled slab corners, 56 Leonard Street will appear something like a Brobdingnagian stack of glass Jenga pieces or a flamboyant nod to architecture’s Metabolism movement. This irregular arrangement of blocks yields a different floor plan for each of the 145 condo units.</p>
<p>Above the double-height lobby—under whose shifting volumes artist Anish Kapoor will slip a giant, kidney-shaped mirrored sculpture—and a private parking garage on the second level, the building divides into several zones. The lowest, contained within four floors that the architects have dubbed “the townhouses,” is articulated to relate to the immediate context and includes amenity spaces such as a 75-foot-long pool and adjoining sundeck, film screening room, and conference and fitness centers. One- to five-bedroom residences populate floors eight through 45, while the top nine stories, seemingly precariously stacked, contain 10 full- and half-floor penthouses ranging in size from 3,650 to 6,380 square feet.</p>
<p>Herzog de Meuron were responsible for the design of the &#8220;Bird&#8217;s Nest&#8221; Olympic Stadium in Bejing.</p>

The city&#8217;s planning board has endorsed a proposal for a twisting lakefront tower that would become the nation&#8217;s tallest building.</p>
<p>With Thursday&#8217;s approval from the Chicago Plan Commission, the design and site plan for the 2,000-foot Chicago Spire goes to the city zoning committee next week.</p>
<p>&#8220;This is a wonderful project, and everyone is very enthused,&#8221; said Constance Buscemi, spokeswoman for the city&#8217;s planning department.</p>
<p>The 150-story tower, which would feature 1,200 residences, would unseat Chicago&#8217;s 1,451-foot Sears Tower as the tallest U.S. building. It would also top New York&#8217;s 1,776-foot Freedom Tower, under construction at the former World Trade Center site.</p>
<p>The Chicago Spire was designed by Santiago Calatrava, the Spanish-born architect known for designing the Milwaukee Art Museum addition and the Athens Olympic sports complex.</p>
<p>If the zoning panel approves the plan, the City Council will consider it May 9. If it is approved, construction would begin this spring, said Thomas Murphy, general counsel to developer Shelbourne Development Ltd.</p>
<p>Shelbourne executives have declined to estimate the building&#8217;s total development cost. Real estate experts put it at well over $1 billion, the Chicago Tribune and Crain&#8217;s Chicago Business reported on their Web sites Thursday.</p>

			<content:encoded><![CDATA[<p></p><p>Burj Dubai, the world&#8217;s tallest skyscraper, is facing construction delays of at least a year after a leading contractor on the project went bankrupt, leaving the tower without any external walls.</p>
<p>Work that should have begun in the first quarter of last year won&#8217;t start until April at the earliest following the collapse of Switzerland-based Schmidlin Ltd Facade Technology, said George Efstathiou, a partner at Skidmore, Owings &#038; Merrill LLP, which designed the tower in Dubai, United Arab Emirates.</p>
<p>Delays to the US$900 million, 160-storey skyscraper are a setback to Dubai&#8217;s plans to create a 202-hectare district featuring hotels, offices, apartments and the world&#8217;s biggest shopping mall as it seeks to become the Middle East&#8217;s No. 1 tourist hub. While the tower&#8217;s internal structures have already passed the 100th storey, the lack of a facade means work on fitting out the building can&#8217;t begin.</p>
<p>&#8220;It&#8217;s very unusual for a tower to be this tall without cladding,&#8221; Efstathiou said yesterday in an interview on the sidelines of the &#8220;Building Tall&#8221; construction conference in Dubai.</p>
<p>&#8220;The cladding is the enclosure of a building, so any interior work that needs dry conditions cannot be completed if it&#8217;s not in place.&#8221;</p>

&#8220;But we have a new contractor on board and they have a local partner and a scheme to get us back on track,&#8221; he said.</p>
<p>The facade for the Burj Dubai, comprising thousands of metal panels, will now be provided by Hong Kong-based Far East Aluminium Group, Efstathiou said.</p>
<p>&#8220;The cladding is the enclosure of a building, so any interior work that needs dry conditions cannot be completed if it&#8217;s not in place,&#8221; said Wolfgang Rudolph, US general manager of Permasteelisa SpA&#8217;s Josef Gartner unit, one of the world&#8217;s largest producers of so-called curtain walling.</p>
<p>Schmidlin Ltd Facade Technology, based in Aesch, Switzerland, filed for bankruptcy on Feb. 22 last year. The company said at the time that the high-risk and technologically-challenging nature of its work had led to spiraling costs, leaving it &#8220;massively in the red&#8221; since 2003.</p>

			<content:encoded><![CDATA[<p></p><p>Developer Peter Wang is planning a 63-story skyscraper in downtown Oakland that could become the tallest building in the Bay Area. </p>
<p>Originally proposed as the home of the <a rel="nofollow" href="http://www.tallest-building-in-the-world.com/goto/University_of_California/12/1">University of California</a>&quot;s systemwide offices, the project has morphed into a more ambitious form, with extra floors, a hotel and enough leasable commercial space to make it the largest single collection of private offices in the city under one roof. </p>

<div class="mobile">Wang&quot;s <a rel="nofollow" href="http://www.tallest-building-in-the-world.com/goto/Encinal_Terminals_Inc_/12/2">Encinal Terminals Inc.</a> hired the prominent national architecture firm <a rel="nofollow" href="http://www.tallest-building-in-the-world.com/goto/Skidmore_Owings_amp_Merrill_LLP/12/3">Skidmore, Owings &amp; Merrill LLP</a>, the same firm that designed a striking, glass-sheathed design for the university. The city has begun the environmental review process after Wang conducted initial studies on shadowing and other issues. </div>

<p>The project is by far the most ambitious undertaking yet for Oakland-based Encinal. The company owns the Encinal Terminal in Alameda, a dock once kept busy by food packers and the Navy but now a sleepy warehousing district that has been targeted for redevelopment. </p>
<p>Wang has had success diversifying into commercial real estate. His firm leases two buildings to the University of California in Berkeley and Oakland, although both measure only in the tens of thousands of square feet. He also has a 50-unit condominium project in downtown Oakland with 104 units in the works. Wang also has approved plans for an office tower of approximately 12 stories at 1111 Jackson St. in downtown Oakland. </p>
<h3 class="subhead">Uncertainties remain </h3>
<p>That track record hardly makes Wang a real estate tycoon, and much remains unknown about his Oakland project. </p>
<p>Wang emphasized the uncertainties around his proposal, such as what will go inside the tower, whether tenants will come forward, and how Wang is going to pay for the whole thing. To hedge his bets, he has submitted three designs to the city of varying sizes and configurations. </p>
<p>The preliminary plans range in height from 44 stories rising 608 feet to 63 stories rising 827 feet. The tallest design submitted is still 26 feet shorter than San Francisco&quot;s tallest, the Transamerica Pyramid, but Wang said the final design from Skidmore could go beyond that height. Also, Transamerica has just 48 floors. </p>
<p>Wang&quot;s tallest design would hold nearly 1.1 million square feet of office space. </p>
<p>Wang also does not know whether his project will hold condos, a hotel or offices, but his plans all include a mixture of at least two of those uses, plus retail. He said he will not build without an anchor office tenant or lots of pre-sold condominiums, or perhaps an investment from a hotel company. </p>

Energy consumption is diminished by maximizing natural day-lighting, reducing solar gain in air conditioned spaces, retaining rainwater for consumption by HVAC systems and using the sun to heat the hot water supply. Stack venting, heat sinks and slab cooling cool the building. </p>

<p>SOM was selected over seven design firms from four countries. CNTC Guangdong Company President Xiang Jin Cheng said the design &quot;is the prototype for the intelligent building of the future &#8212; highly efficient, sustainable and self sufficient.&quot; </p>
